パース住宅用不動産の市場動向
パースの住宅用不動産の価格は、他の国と大きく違う要因で決まる
ことはありません。 一般的に、中心街に近く、景色がよく、土地柄が
良い地域が、高値で取引されています。
中心地及びその周辺地域は、地価も高く、近年は建蔽率の変更に
より、広い土地を分筆して、今まで一軒しか建っていなかった土地に
数軒の家を建てる傾向が進んでいます。しかし最高級と称される
地区では、市役所が建築基準を厳しくして住宅が密集しないように
規制しているところもあります
日本と違う点としては、当地では電車の駅の近辺，バス停のそばと
いった土地は特に人気を集めることはありません。自家用車の普及
率が高く、また公共交通機関の利用者は低所得者層が多いといった
理由が考えられます。
公共交通機関としてはパース市を中心として東西南北に鉄道が走り
主要な道路にはバス路線が運行しています。電車，バスとも最近は
運行本数も増え、車内も清潔で治安も悪くありませんが、日本と同じ
ようなサーヴィスを期待するにはいま一歩といったところです。
西オーストラリア不動産協会が算出したパース首都圏、中級クラス
住宅、過去５年間の平均販売価格の推移は
